Research from Princeton University goes even further: one-tenth of a second is all it takes to form an initial judgment. Whatever the precise length of time, it’s clear that the subconscious mind reacts faster than the conscious self.

The data on how to make the best interpersonal first impression – whether social, romantic, or professional – is also clear: dress appropriately to the occasion, smile, make eye contact, speak slowly and distinctly, hold your shoulders back and chest out. (Good posture counts for a lot.) Also: don’t show up half-cut; don’t overload the other person with information; and if the scenario is romantic, don’t bang on about an ex, which is the professional equivalent of slagging off your previous place of employment.


A similar logic applies to selling property.


The old advice to have a pot of coffee brewing and a loaf of bread baking in the oven actually works. In other words, create a friendly, familial atmosphere for an inviting sensory effect. Besides the aroma wafting from the kitchen: declutter rooms, arrange flowers in vases, and make sure the place is ventilated with fresh air. And if it’s winter, turn on the central heating well in advance of potential buyers’ arrival: there’s nothing more depressing than walking into a cold house.


When selling, presentation & photography can transform a property from mediocre to exceptional. I have had a number of experiences were taking over properties from other agencies, applying minor renovations, styling and correct photography has yielded higher offers for the owner.
