The Bondi Penthouse Poised to Set New Coastal Property Record

A new $150 million development has been approved for Bondi’s peninsula, marking one of the suburb’s most ambitious residential projects to date. Named Pearl Bondi, the project will occupy a prime cliffside position overlooking Bondi Beach and Ben Buckler Point, bringing a collection of seven high-end homes to Sydney’s eastern coastline.

The development has been designed for established Eastern Suburbs families and downsizers seeking a more private coastal lifestyle. It includes two Torrens-title houses fronting Sandridge Street and five apartments that cascade toward Wilga Street, each with access to landscaped gardens and the coastal walk.
At the top of the project sits the Pearl Penthouse — a four-bedroom, 3.5-bathroom residence spanning 328 square metres, with a 17-metre east-facing frontage and uninterrupted views of the ocean. With an expected price guide of around $30 million, it’s likely to set a new benchmark for the area, surpassing Bondi’s previous record of $24 million set in 2022.

Award-winning architects MHNDU and interior designer Madeleine Blanchfield are leading the design team. The residences will feature natural materials including travertine, American oak, brushed stainless steel, and Patagonia Pink quartzite, with kitchens fitted with stone island benches and Sub-Zero and Wolf appliances.
Completion is scheduled for late 2027. When finished, Pearl Bondi will add a new chapter to the suburb’s ongoing transformation, reflecting the continued demand for prestige property along Sydney’s coastline.
