Randwick Council has recently put forward a proposal that could change how parking works across some of our most popular beaches, including Coogee, Clovelly and Maroubra.

Here’s a quick breakdown of what’s being discussed and what it could mean locally.

What’s being proposed

  • Paid parking for visitors at beachside locations across the Randwick LGA

  • Free parking permits for local residents

  • Potential rollout from late 2026, subject to consultation

Why Council is doing this

  • Around 9 million people visit Randwick beaches each year

  • The majority are from outside the area

  • Local ratepayers currently fund beach upkeep and services

The goal is to shift some of those costs to visitors while improving parking access for locals.

The response so far

As expected, it’s been met with mixed reactions:

  • Some see it as a fair system that benefits locals

  • Others are concerned it could impact local businesses and reduce visitor numbers

What happens next

  • Consultation has recently closed

  • Council will review feedback mid-2026

  • No final decision has been made yet

What it could mean for property owners

  • Better access to parking for locals

  • Potential uplift in appeal for owner-occupiers near the beach

  • Possible impact on buyer sentiment depending on how it’s implemented

My take

It makes sense from a fairness perspective, but the Eastern Suburbs lifestyle is built on accessibility. If visiting becomes more difficult or expensive, it can shift behaviour quickly.

The key will be how flexible the system is for locals and how it’s priced for visitors.

If you’re curious how changes like this could impact your property value or the local market, feel free to reach out anytime.

Regards, Haynes
